Rental terms and rules
A short version of the rental terms: term, money, access, what is allowed and what is not. The agreement is signed separately, and in a dispute it takes precedence over this page.

What we rent out
Synergy Nexus Co., Ltd. rents storage units at its site in Chalong, Phuket. A unit is a lockable space you use yourself. We do not take goods into custody and do not check what is inside.
The key or the code to your lock is yours alone. We enter only in an emergency or when the law requires it, and we tell you when we do.
Landlord details: Synergy Nexus Co., Ltd., registration number 0835569004249, 12/3 Moo 6, Chalong Subdistrict, Mueang Phuket District, Phuket, Thailand.
Unit types and sizes
There are two types:
- Outdoor — drive-up units you can park next to; 8 to 32 m³;
- Indoor — climate-controlled units inside the building; 1 to 10 m³.
Dimensions, volumes and prices are on the Units and prices page; the same values go into the agreement.
Rental term
The minimum term is 1 month. After that the rental renews month by month until you tell us you are moving out.
Tell us you are moving out at least 10 days before the next payment date.
Payment and discounts
You pay upfront for the term you choose. The longer the term, the lower the monthly price:
- 3 months — 5 % off;
- 6 months — 10 % off;
- 12 months — 15 % off.
The first payment is the rent for the chosen term (the first month if you pay monthly) plus the deposit. You pay it when you book online or at move-in. The calculator and the booking summary show the amount.
Payment methods: card, PromptPay, bank transfer or cash.
If a payment is late, access to the unit may be restricted until the debt is settled. The exact timelines and procedure are set out in the rental agreement.
Deposit
The deposit equals one month of rent and is paid on move-in. It is not counted towards the rent.
The deposit is returned within 7 business days after the move-out inspection, to the account you named when signing the agreement. We may only withhold the cost of damage or cleaning; the deposit is never spent on rent or late fees. It is calculated from the full monthly price, before any term discount.
Access and code
Access to your unit is round the clock, weekends included. A personal code opens the site gate; it starts working after the first term and the deposit are paid and the contract is signed. The unit is locked with your own padlock: one you bring, or one bought on site from the vending machine on the grounds or in the office.
The gate code and the key or code to your lock are yours, and you are responsible for whoever you give them to: anything done to the unit with your code counts as your own action. If you lose the gate code or it reaches someone else, write to us and we will change it. If you lose the key or the code to your lock, we cut the lock in your presence after checking an ID; bring a new lock or buy one on site.
Authorised persons are not registered separately. You may hand your gate code and your padlock key or code to another person — access with your codes counts as your access and stays your responsibility.
What you may not store
A unit may not hold:
- flammable liquids and gases, fuel;
- explosives, fireworks, ammunition;
- hazardous, toxic and chemically active materials;
- weapons;
- narcotics;
- perishable food;
- live animals;
- cash and jewellery — unless agreed with us in writing;
- anything prohibited by Thai law.
A motorbike or scooter is fine on two conditions: the fuel tank fully drained and the battery disconnected — confirmed with a photo or video. Diving cylinders are accepted empty or with a small residual pressure; fully charged ones are not, and the owner remains responsible for the cylinder's condition. Documents are stored without limits; responsibility for keeping them safe stays with you.
If prohibited items turn up in a unit, we may end the rental and notify the authorities. The full list is in the rental agreement.
Insurance
Insurance for your belongings is not included. They stay yours and at your risk: value them yourself and insure them separately if that matters to you.
Liability and force majeure
We are responsible for the site: sound units and hasps, the gate and access control, climate control in the indoor building.
We are not responsible for what is inside a unit, because we neither know nor check. Nor are we responsible for damage caused by how you packed: damp, dirty or open items ruin the ones next to them.
Flood, storm, fire, earthquake, acts of authorities and other events beyond control release both sides from liability for as long as they last. We tell you when such an event happens and when access will be back.
Early move-out and changing size
You can move out before the term ends with at least 1 month's notice. The time you actually used is recalculated at the full price, without the term discount, in whole months rounded up: a started month counts in full. The difference between your prepayment and the recalculated amount comes back to you.
You can move to a larger or smaller unit both at move-in and mid-term — if that type is free. The rent is recalculated at the new unit's price and the change is put into the agreement.
About the size calculator
The calculator gives an estimate, not a promise. It works from average item sizes and leaves room for stacking and for walking inside the unit.
Whether your things fit depends on their shape and on how you stack them. The company does not guarantee that everything will go into the size suggested. If you are unsure, send us a list on WhatsApp and we will look at it together; common questions are in the FAQ.
Website gift: combination padlock
If you pressed “Claim the gift” on the home page, we give you one combination padlock free of charge when you rent a unit. The gift is valid until the end of the seventh day after you claimed it; the exact date is shown in the gift window.
One padlock per rental. The gift cannot be exchanged for money or a discount. We hand over the padlock on site when you move in.
The gift is stored in your browser, in the ps_gift cookie: we see it in bookings and requests made from this browser and in WhatsApp messages sent through a link on the site.
Governing law
Thai law applies to the rental agreement and to these terms. Disputes are settled in the courts of Thailand at the company location.
